1. Who these terms are between

These terms govern your use of rockstr.info. They are between you and Rock Short Term Rental PT PMA, Jl. Nelayan No. 888, Canggu, Kabupaten Badung, Bali 80351, Indonesia (“RockSTR”, “we”).

Engagements are governed by a separate written agreement, not by these terms. That agreement sets out the fee structure, the baseline against which performance is measured and the method of calculation. Where the two conflict, the engagement agreement prevails.

2. What this website is, and is not

This website describes advisory services. It is not an offer capable of acceptance, and nothing here creates an engagement. An engagement begins only when both sides sign a written agreement setting out scope, fee and timeline.

Nothing on this website is legal, tax, accounting, regulatory or investment advice. Figures shown in square brackets are placeholders pending verification and must not be relied on.

3. How we stay independent

• You keep the asset.We work inside the business alongside your team, but ownership, management control and equity remain entirely yours, and no management agreement is concluded.
• Your fee is our only income.Every supplier recommendation, whether property management systems, channel managers or revenue management systems, is funded by you alone.
• Software is bought in your name.Where we implement systems, the contracts are concluded in your name and remain yours.

These are contractual commitments in every engagement agreement we sign, not marketing statements.

4. Performance figures

Where this website refers to KPI movements, uplifts or ranges, these are indicative and depend entirely on the asset, its market and the client’s implementation. They are not a promise, guarantee or forecast of any result for your property. Every engagement is measured against a baseline agreed in writing before work begins.

5. Intellectual property

The content, methodology, frameworks, templates and design of this website belong to us. You may read, print and share pages for your own business assessment. You may not reproduce, republish or adapt them commercially without our written consent.

Deliverables produced within a paid engagement are licensed to you under the terms of that engagement agreement.

6. Liability

We provide this website as it is. To the extent permitted by law, we exclude liability for loss arising from reliance on its content, for interruptions to availability, and for indirect or consequential loss. Nothing here limits liability that cannot lawfully be limited, including for fraud or wilful misconduct.

7. Governing law

These terms are governed by the laws of the Republic of Indonesia, and the courts of [jurisdiction] have exclusive jurisdiction. [Confirm: engagement agreements with international clients may specify a different governing law and a seat of arbitration.]
